Sperry Van Ness/Vaaler Real Estate to Relocate Offices to the Village at Leesburg

Sperry Van Ness/Vaaler Real Estate has signed a lease for 2,500 square feet of space with Cypress Equities and intends to relocate its 11 employees to the Class “A” office component of Village at Leesburg in June 2010. The real estate brokerage company is the exclusive leasing agent for the “spec” office component of the mixed-use community, which consists of more than 120,000 square feet of Class “A” space in two buildings.
In conjunction with this move, Sperry Van Ness/Vaaler Real Estate is actively leasing its former 4,200 square foot office space, an historic property located at 19 King Street in Historic Downtown Leesburg. The firm moved into its current location in 2002 after totally renovating the building.
“The timing – after utilizing a downtown Leesburg address for more than 20 years – was perfect to make this move for a number of reasons,” explained Rich Vaaler, Managing Director of Sperry Van Ness/Vaaler Real Estate. “The location of the project will allow us to leverage the new road infrastructure, including the new interchange of River Creek, Crosstrail Blvd, and Route 7, to better serve our clients and attract top level commercial brokerage talent. Our placement within a diverse and dynamic mixed-use project will also allow us to engage in the energy and synergy of the Village at Leesburg. In addition, the office space itself will provide our group with a more efficient and creative workspace.”

Village at Leesburg is a vertically-integrated, four-story, town center-style development which will contain 541,000 square feet of retail, 155,000 square feet of office and 335 luxury multi-family residences. A portion of the residential component is now open and some residents have moved in. The construction pace for the balance of the project is on schedule for a late Spring 2010 grand opening. A Cypress Equities company and Kettler are developing the project. The Carlyle Group is the lead equity partner in the development and KLNB Retail is handling the leasing of the retail sections.
